The two-story complex spans 4.27 acres and offers exceptional visibility, accessibility, and more than 600 structured and surface parking spaces—an uncommon advantage in this dense urban corridor.

With major tenants including Advocate Health Care, JPMorgan Chase, and Regal Cinemas, the repositioned development is designed to serve as a long-term commercial anchor within one of Chicago’s most desirable neighborhoods.

Solution

Blue Line partnered closely with Gensler and Novak Construction to implement a façade strategy that balanced modern aesthetics with long-term performance. Through showroom reviews, material mock-ups, and collaborative detailing sessions, the team aligned on a panel combination that would elevate the property’s identity while ensuring constructability and durability. The result is a refreshed exterior expression that communicates permanence, professionalism, and reinvestment within the Lincoln Park corridor.

The system includes a mix of ribbed panels, flat stock, and perforated aluminum panels, allowing the design to balance solid massing with areas of visual lightness and airflow where required.

Proteus metal panels were selected in a crisp white finish to establish a clean, contemporary base across the building’s primary elevations. The system provided design flexibility, refined detailing, and durable weather protection—delivering a modern visual reset while maintaining low-maintenance performance.

Fiber Cement Facade Panels

Petrarch rainscreen panels were introduced in a rich brown tone to create contrast and architectural depth. Known for their durability, color stability, and ventilated rainscreen performance, Petrarch panels enhanced the building’s texture and warmth while supporting long-term façade resilience.
