Overview

Peregrine brings sustainable, high-quality affordable housing to a prominent Minneapolis riverfront site, adding 163 new homes and ground-floor retail to the Hawthorne neighborhood. Positioned at the intersection of Broadway Avenue and West River Road, the development was designed to create long-term value for residents while strengthening the surrounding public realm.

A defining feature of the project is its exterior façade, clad primarily in textured, metallic copper panels that create a dynamic play of light and color throughout the day. The building’s six- and seven-story wings, connected at the center, give the development a strong visual presence while supporting a warm, community-oriented residential environment.

Challenge

Delivering Peregrine required more than providing affordable housing at scale. The project team needed to create a building that responded to a highly visible riverfront location, supported long-term durability, and reinforced the quality and character of the development through thoughtful exterior design.
Architectural Presence

Design a façade that gives the building a strong identity on a prominent corner site overlooking the Mississippi River and downtown skyline.

Material Durability

Select exterior materials capable of delivering lasting performance while maintaining a refined appearance in a demanding urban environment.

Light, Color & Visual Depth

Create an exterior that feels distinctive and elevated, using finish and texture to bring dimension and movement to the façade throughout the day.

Project Coordination & Delivery

Support construction efficiency and schedule reliability despite site complexity, including contaminated soil remediation, supply chain challenges, and long lead times.

Solution

Blue Line partnered with the project team to support a façade approach that balanced architectural character, durability, and constructability. Morin’s architectural metal wall panel systems aligned with the design vision, helping the team achieve a clean, modern exterior with the texture, consistency, and performance required for a high-profile multifamily development.

The textured metallic copper finish plays a central role in the building’s visual identity, bringing warmth and depth to the façade while enhancing the project’s presence along the riverfront. Paired with the building’s massing and detailing, the metal panel system helps Peregrine stand out as a thoughtful, design-forward affordable housing development that serves both residents and the broader neighborhood.

Morin

Architectural Metal Wall Panels

Morin’s metal wall systems were a strong fit for Peregrine because they support bold architectural expression while delivering the precision, durability, and weather protection required for long-term exterior performance. Their clean lines and refined detailing helped the project team create a façade that feels contemporary, cohesive, and visually distinctive.

The textured metallic copper appearance adds richness and variation across the exterior, allowing the building to shift with changing daylight and viewing angles. This material approach reinforces the project’s design intent while supporting a durable envelope solution suited to a large-scale residential development.
